UK Housing Market Sees Resurgence Amid Lower Mortgage Rates and Increased Demand
The UK housing market experienced a significant surge in September 2024, with sales agreements reaching their highest levels in three years. This growth was primarily driven by a combination of lower mortgage rates and heightened buyer demand.
Data from Zoopla revealed a 25% annual increase in sales agreements and a 26% jump in inquiries to estate agents during the four weeks leading up to September 21st. This marked the strongest period of growth since the spring of 2021, as falling mortgage rates, now at their lowest in over a year, boosted market confidence.
Rising House Prices and Mortgage Approvals
House prices continued their upward trajectory, with Nationwide reporting a 3.2% year-on-year increase in September. This was the highest annual growth rate since 2022, pushing the average home price to GBP 266,094. The north of England witnessed stronger price growth compared to the south, with Northern Ireland leading the way at 8.6%. Terrace houses experienced the most notable price increases, growing by 3.5%.
Mortgage approvals also saw a positive trend, reaching 64,900 in August, further indicating a recovery in the housing market.
Addressing the Housing Shortage
The UK government has implemented several initiatives to address the ongoing housing shortage. One such measure is the introduction of “Brownfield Passports,” which aim to expedite the approval of new developments on unused urban land. This is part of the government’s “brownfield first” strategy to prioritize the redevelopment of car parks, industrial sites, and other brownfield areas for housing.
The government’s broader housing plan includes a target of building 370,000 new homes per year and addressing the housing needs of veterans and those at risk of homelessness.
Investment in Build-to-Rent
The National Employment Savings Trust (NEST) has partnered with Legal & General (L&G) and Dutch pension investor PGGM to invest up to GBP 1 billion in build-to-rent (BTR) projects. This initiative aims to address the shortage of high-quality rental properties and capitalize on the growing demand for BTR investments. NEST has committed GBP 150 million to the partnership, marking its first foray into the development phase of property projects.
Overall, the UK housing market is experiencing a positive resurgence, driven by favorable economic conditions and government initiatives to address the housing shortage.
